We were engaged to create a increase the size of this small attached semi to cater for the needs of a young growing family.
The brief was to design a rear extension and a first floor addition that was sympathetic to the existing building.
Construction was to be in 2 stages, ground floor extension first, first floor addition in a few years time.
Due to the narrowness of the existing building, and the existing side setback being much wider than required in the codes, it was decided widen the building to increase the width of the living area.
A first floor addition was designed to allow the neighbouring attached semi to butt up a first floor addtion at a future date without the need for box gutters.
The ground floor extension comprising of a bathroom, laundry, kitchen, living area and courtyard was completed
About 4 after the completion of the first stage, the second stage, comprising of the first floor addition was completed
New open staircase to first floor
Front of semis after completion
We were engaged to alter the existing dwelling to design a 4 bedroom home .
Our site analysis revealed that retaining the existing dwelling would not result in significant savings and would result in many compromises to the brief due to its location and site constraints
Clients agreed to demolish existing and create a new building
Development Approval was obtained through a complying development application, with only minor items requiring a development application for approval
The open living spaces create a flow of the outside into the centre of the house, and connect the entire house with the distant vistas
Each floor opens up to the vistas
Light and air flows through from the front to the rear
The staircase encourages the flow of light and space between the 2 levels
We created this first floor and rear addition to this existing bungalow in the Inner West. Council required that the first floor not detract from the building and for it to be unnoticeable from the street.
As a result of Council requirements, the first floor outer walls were low height, thus an open space with sloping ceilings was created
Although it was located in the 'attic' first floor, it was light and airy, with distant views
We provided a detailed design of the kitchen, and lighting pelmet that produced low level lighting in the living space.
All wet areas, and built in joinery items were designed and detail by us
The rear living area opened up to the garden and pool
The garage doubled as a pool house with glazing to the pool area
An uncommonly large site in Balmain, allowed for the construction of 2 dwellings, each with its own street frontages, requiring different design solutions to reflect each straight and site constraints.
House 1, facing a small quiet street, included a car hoist in its garage to allow for 2 cars, one on top of the other.
Main living space of House 1, looking towards house 2
Entry and living area, incorporating high ceiling and glazing to bring light into the centre of the house.
House 2, facing the main road, was required to have a zero setback to the front boundary, thus was designed with a courtyard to provide light and ventilation to the occupants, whilst maintaining their privacy.
A large verandah off the first floor bedroom/study allows for city views.
Openness created with the inclusion of a courtyard.
